المادة (13)
لغايات تجديد عقد الإيجار، يجوز للمؤجر والمستأجر، قبل انتهاء مدة عقد الإيجار، تعديل أي من شروط العقد أو إعادة النظر في بدل الإيجار سواء بالزيادة أو النقصان، فإذا لم يصلا إلى اتفاق بشأن ذلك فللّجنة تحديد الأجر العادل آخذة في الاعتبار المعايير المنصوص عليها في المادة (9) من هذا القانون.Ссылаются нормы: NoticeNinetyDaysBeforeExpiry

المادة (14)
في حال رغبة أي من طرفي عقد الإيجار تعديل أيٍ من شروطه وفقاً للمادة (13) من هــذا القانون فعليه إخطار الطرف الآخر بذلك قبل مدة لا تقل عن تسعين يوماً من انتهاء العقد، وذلك ما لم يتفق الطرفان على خلاف ذلك.Ссылаются нормы: NoticeNinetyDaysBeforeExpiry

المادة (9)
1. على المؤجر والمستأجر تعيين بدل الإيجار في عقد الإيجار، وإذا أغفل الطرفان تعيينه أو تعذر إثبات ما اتفقا عليه فإن بدل الإيجار يكون هو بدل أجر المثل.
2. تعين اللجنة أجر المثل آخذة في الاعتبار معايير تحديد نسبة زيادة بدلات الإيجارات التي تضعها المؤسسة والوضع الاقتصادي العام في الإمارة وحالة العقار وإيجار المثل السائد في السوق العقارية المماثلة له في نفس المنطقة وما تنص عليه أية تشريعات سارية في الإمارة في شأن إيجار العقارات وأية عوامل أخرى تراها اللجنة.Официальный английский перевод того же издателя; в силе со дня опубликования (ст. 2 закона 33/2008): الجريدة الرسمية № 338 (год 43) от 15.02.2009, стр. 5 — скан выпуска закреплён свидетелем

Article (13)
For the purposes of renewing a Lease Contract, the Landlord and Tenant may, prior to the expiry of the Lease Contract, amend any of its terms or reconsider increasing or reducing the Rent. If the Landlord and Tenant fail to reach an agreement in this regard, the Tribunal may determine the fair Rent, taking into account the criteria stipulated in Article (9) of this Law.Ссылаются нормы: NoticeNinetyDaysBeforeExpiry

Article (9)
1. Landlords and Tenants must specify Rent in Lease Contracts. Where the parties fail to specify the Rent and it is impossible to prove the Rent agreed upon by them, the Rent will be the rental value of similar Real Property.
2. The Tribunal will determine the rental value of similar Real Property taking into account the criteria for determining the percentage of Rent increase prescribed by RERA; the prevailing economic situation in the Emirate; the condition of the Real Property; the prevailing rental value of similar Real Property in other similar Real Property markets within the same area; the provisions of any legislation in force in the Emirate regulating Real Property Rent, and any other factors which the Tribunal deems appropriate.Хэш рядом с текстом — sha256 его точных байтов.
